This contemporary industrial development comprises 11 flexible warehouse units with integrated office accommodation, individual loading facilities and 46 on-site parking spaces. Located at the eastern edge of the Dural Service Centre, this multi-unit industrial development was designed to establish a new architectural standard for contemporary warehouse buildings in the precinct. The project occupies an irregular, sloping site set well behind New Line Road and adjoining the natural bushland of Dural Nature Reserve.
The development comprises 11 warehouse units with a total gross floor area of approximately 2,532 square metres, including approximately1,942 square metres of warehouse space and 590 square metres of ancillary office accommodation. Offices are distributed across ground, lower-ground and mezzanine levels to respond efficiently to the site topography and the operational requirements of individual tenancies. Each unit is provided with dedicated loading access, while 46 on-site parking spaces, including accessible parking, are positioned conveniently throughout the development.
MSK Architects developed a clear and memorable architectural language that elevates the project beyond the conventional industrial complex. Expanses of dark, reflective glazing visually distinguish the office components and introduce natural light into the workspaces. These façades are framed by oversized yellow and silver portal elements, which mark individual entrances, provide opportunities for integrated tenancy signage and create a strong rhythm along the internal access court. A restrained palette of charcoal, grey and silver allows the coloured portals to become the defining identity of the development.
The building form responds carefully to the substantial fall across the site. Warehouse, office and parking levels are arranged to work with the existing terrain, reducing the perceived bulk of the development and providing practical access to the various tenancies. Covered parking beneath the upper levels further maximises the efficiency of the constrained building footprint.
The southern portion of the property was retained as bushland, reinforcing the connection between the development and its natural setting. Perimeter landscaping and a communal outdoor area provide additional amenity for occupants while creating a considered transition between the industrial buildings and the adjoining reserve.
MSK Architects was also engaged for the neighbouring development lots, allowing a coordinated architectural approach to be established across the wider subdivision. Through its consistent material palette, strongly articulated entrances and integrated landscape response, the project creates a cohesive industrial precinct with a distinctive contemporary identity.
