Located within the established industrial precinct of Caringbah in Sydney’s Sutherland Shire, this project delivers a contemporary multi-storey industrial development combining warehouse, storage and office spaces within a compact urban site. The development was designed to provide flexible commercial tenancies while maximising operational efficiency, circulation and accessibility across multiple levels.
The building accommodates a mix of uses including warehousing, office suites and associated parking. Storage and warehouse areas are supported by office spaces located on upper levels, enabling businesses to integrate administrative and operational functions within the same facility. Basement storage and parking areas improve site efficiency while allowing the ground and upper floors to prioritise operational and commercial uses.
The architectural strategy focuses on clarity of circulation and functional planning. Vehicular access, loading and parking areas are carefully integrated with pedestrian entries and internal circulation. Vertical movement through the building is supported by lifts and stair cores that connect all levels, ensuring convenient access between warehouse and office spaces. This organisation allows individual tenancies to operate independently while maintaining a cohesive overall building layout.
Accessibility and compliance with building regulations were a key component of the design approach. Continuous accessible paths of travel, accessible sanitary facilities, passenger lift access and accessible parking provisions were incorporated throughout the development to ensure inclusive use of the building.
