Located on the northern side of Cecil Avenue at the edge of the Castle Hill Town Centre, this purpose-designed student accommodation project delivers a high-quality, affordable housing solution within a well-connected urban setting.

The approved development comprises a five-storey boarding house accommodating 71 single rooms (including an on-site manager’s room), supported by generous communal facilities and landscaped open space.

Each room is designed as a self-contained studio with private ensuite and kitchenette, alongside open-plan living, study and sleeping space. Most rooms include a balcony or terrace to enhance natural light, ventilation and amenity.

Urban Response and Built Form

The 1,618m² site falls approximately five metres from street to rear.

MSK’s design carefully negotiates this topography through a stepped building form that reduces visual bulk and allows the building to sit comfortably within its mixed-use context.

The front portion of the building aligns with adjoining street-front development, reinforcing the established urban edge. Toward the rear, the building narrows and steps down the slope, creating landscaped setbacks and improved spatial separation to neighbouring properties.

This approach minimises privacy and overshadowing impacts while maintaining compliance with height and floor space controls under SEPP (Affordable Rental Housing) 2009.

Architecturally, the building is expressed through a refined palette of off-form concrete, terracotta cladding, aluminium-framed glazing and translucent privacy screens.

Vertical façade articulation and deep reveals provide rhythm and shading, contributing to a contemporary yet contextually responsive streetscape presence, as illustrated in the DA elevations and perspectives.

Communal Living and Landscape

The project balances private studio living with a strong emphasis on shared community spaces. A ground-floor communal kitchen, dining and living area connects directly to a landscaped outdoor terrace. Additional meeting and study rooms, a communal laundry, and a rooftop communal open space with seating and BBQ facilities encourage interaction and support student life.

Landscaping forms a key component of the design strategy. The development introduces substantial tree planting within the front and rear setbacks, complemented by shrubs and groundcovers.

Deep soil planting zones and rooftop planter beds soften the built form and enhance environmental performance.

Access, Parking and Management

Basement and lower ground levels provide parking for 28 vehicles, 16 motorcycles and 20 bicycles, reflecting the site’s proximity to Castle Hill Train Station and the bus interchange. Secure access systems, on-site management and a detailed Plan of Management ensure high standards of safety, amenity and operational oversight.

Outcome

Approved by The Hills Shire Council, the project contributes to the delivery of affordable rental housing in an area experiencing increasing demand from tertiary students. Through careful massing, contextual sensitivity and integrated landscape design, MSK Architects has created a contemporary student accommodation building that supports community needs while enhancing the emerging character of Castle Hill’s urban edge.
