4-Star Long-Term Hotel in Budapest’s Historic Urban Core

Mamaison Residence Izabella is a landmark urban hospitality project strategically positioned at the corner of Izabella Street and UNESCO-designated Andrássy Avenue. Originally conceived by Sándor Dúzs in collaboration with Schön Architects under ArkTOON Architects — the predecessor of MSK Architects — the design reimagines a historic city structure as a modern long-term hotel and residence, now operating as a 4-star property known for its comfort, location, and refined interior quality.

The architectural approach carefully balances preservation and contemporary intervention. The richly articulated 19th-century street façade is restored to maintain the continuity of the historic streetscape, while a contemporary rooftop extension introduces a clear, modern expression that respects the existing proportions and cornice lines without resorting to stylistic mimicry.

Internally, the building is reorganized around an articulated courtyard that brings daylight deep into the plan, enhancing the residential atmosphere crucial for extended hotel stays. A glazed vertical circulation core and strategic courtyard façades help create bright, inviting communal spaces that serve both functional and experiential roles.

The hotel comprises 38 spacious, light-filled suites ranging from 44 m² to 92 m², each designed with full kitchen facilities, separate living and sleeping areas, and a welcoming residential ambiance instead of atypical transient hotel character. This configuration supports both short visits and long-term stays, catering to business travellers, families, and guests seeking flexible urban living accommodations.

Communal amenities and thoughtful spatial planning at the ground level, including fitness and wellness spaces, further reinforce the building’s hybrid identity between residence and hotel. The project’s material language — combining historic masonry and contemporary metal cladding —articulates a clear architectural narrative of continuity and transformation.

Mamaison Residence Izabella stands as an early exemplar of sensitive adaptive reuse in Budapest’s dense urban context, demonstrating how historic buildings can be revitalized to serve contemporary hospitality needs while maintaining strong architectural character.
