Hotel Mariners is a landmark mixed-use hotel development designed by MSK Architects for Mariners FC Developments Pty Ltd, located at 1 Bryant Drive, Tuggerah, NSW. The project forms Stage 3 of the broader Mariners Centre of Excellence masterplan, a world-class sporting and community precinct on the Central Coast.
The site sits within the established Mariners sporting complex, adjacent to the administration building, indoor pool, futsal courts and training fields. Strategically located near Tuggerah Railway Station, the Pacific Motorway and Westfield Tuggerah, the hotel supports the region’s growing commercial, sporting and tourism activities. The proposal strengthens the Centre of Excellence vision to provide high-quality ancillary accommodation and facilities for visitors, athletes, business travellers and the broader community.

The architectural concept adopts a podium-and-tower typology, separating active public functions from the accommodation levels above. This approach:
The tower is oriented north–south to maximise solar access to guest rooms and public spaces. East and west-facing elevations provide direct sunlight at varying times of day, enhancing internal amenity.
The façade design incorporates terracotta-toned lightweight non-combustible rainscreen cladding, off-form concrete elements, vertical screening and aluminium louvres. Horizontal articulation reduces perceived height, while integrated landscaping softens the built form and visually connects the building to the adjacent playing fields.
